Touchstone Electric’s Charlotte branch completed a comprehensive HVAC and electric heat rewiring project for Davis Lake Community Association in Charlotte, NC. Led by technician Danny Bishop, this Electrical Repairs & Troubleshooting service supported a heating contractor’s upgrade to 5 kW heat strips and a new outdoor condenser. This job focused on safe power distribution, dedicated overcurrent protection, and properly isolated maintenance shutoffs for both the electric heat unit and the AC system—critical steps for reliable performance and serviceability.

Project Scope

  • Rewired the basement electric heat unit and AC unit to match the upgraded equipment, including new 5 kW heat strips and a replacement condenser.
  • Installed new double‑pole breakers sized for the equipment: 30A for the electric heat and 20A for the AC unit.
  • Replaced the equipment disconnects for both units to provide safe, code-required isolation during maintenance.
  • Rewired the hot water control system, moving it off the heat unit and powering it from the lighting circuit as specified.
  • Coordinated with the heating company to ensure electrical changes aligned with the HVAC upgrades.

Materials and Installations

  • Electrical Permit: Filed with the county for this scope of electrical work.
  • Appliance wiring for two HVAC-related units (customer-supplied) during one visit.
  • Two ≤60A pull-out disconnects for the heat and AC equipment.
  • Breakers: 1 × 30A double‑pole (heat) and 1 × 20A double‑pole (AC).
  • Conduit: Approximately 30 ft of 1/2" and 10 ft of 3/4" liquid-tight flexible conduit with the appropriate fittings and connectors.
  • Conductors: THHN #10 and #12 as required for the 30A and 20A circuits.

All conductors were routed in liquid-tight or appropriate raceways with neat terminations and clearly labeled overcurrent devices to aid future maintenance.

Permitting and Scope Notes

A county electrical permit was included and filed for the electrical portion of this project. Jurisdictions may require additional non-electrical permits (such as zoning, historic, environmental, or separate subcontractor permits). Those permits are not included in the electrical permit and, if needed, are addressed separately per jurisdictional requirements.
